Each month, we aggregate public records to create rollups of distribution portfolio size of investor-owned homes within each market (including top 5 operators/managers). This allows clients to understand the appetite and institutional single-family rental presence in each market.
Investor vs. Owner-Occupied Purchases and Fix and Flip Transactions
We aggregate and look at investor vs owner occupied purchases and a percentage of sale closings. We also look at flipped transactions where a home is bought and sold within 12 months of the first sale.
Gross Rental Yields by Market
This report includes gross rental yields after property taxes for the top single-family rental markets for clients who want to measure profitability. Gross rental yield (after property taxes) = percentage of home value that is the rental rate for the first year minus property taxes.
