Sales Rates and Concessions: Understanding the Dance

Net prices continue to decline because many builders are finding that they can generate some sales via concessions, which wasn’t true last year after the tax credit expiration.
We asked builders across the country to tell us about the incentives and contributions that contributed to their pricing last month. Here is a breakdown of concessions being put into effect:
The typical path of declining prices starts with higher incentives (such as free options/upgrades and contributions to closing costs) that are eventually converted to across-the-board price cuts. Faced with slower sales, builders initially prefer incentives to price cuts, because they can delay or eliminate the longer term impact to buyers’ psychology and appraiser’s comps if the slowdown is temporary.
Since sales rate and concessions are so interconnected, we analyzed the average change in net sales per community alongside the metro-level concessions and found these takeaways :
  • Seattle has the highest growth in average net sales YOY, and both metro and state concessions are pretty low.
 
  • Raleigh’s net sales are flat, but metro concessions are over 22% of the gross sales price!
 
  • Austin has seen increased average net sales, but concessions are over 22% of the gross sales price.
 
  • Nashville has the 2nd highest increase in average net sales YOY, and the lowest reported concessions.
 
  • Las Vegas and Phoenix both have YOY increases in net sales per community paired with moderate concessions below the national average, because most builders have reduced prices. Las Vegas builders saw weak sales last Spring, despite the tax credit, which generated a bigger percentage increase this year.
There is no room for error when investing and operating in today’s housing environment. We are giving our clients confidence in their decision-making because they know we analyze the market dynamics from all angles.
