Several builders have conducted great consumer research (at a minimal cost per house) to help them design floor plans that buyers can’t find anywhere else in the new or resale market. They learned that today’s buyer is much different from the buyer of several years ago and have designed homes that are selling very well despite heavy competition from foreclosures.
In my 10 years of experience at KB Home and Standard Pacific Homes, our best-selling communities were frequently the ones where we built exactly what the consumers in our price range wanted and could not find elsewhere.
I recently studied the best-selling new communities in Riverside County, and I found that:
- There is a huge difference between the top and bottom performers in each submarket, with about 25-30% of the neighborhoods capturing 50-66% of sales.
- There is not a clear division by price or square footage.
- Newly opened and re-positioned communities are generally enjoying a huge advantage.
The market is still very competitive, with only 42 of the 91 reporting neighborhoods seeing an improvement in their 2010 YTD sales rates.
Here are some observations by submarket:
- Perris Valley – Of the 33 neighborhoods in this submarket, 10 neighborhoods captured 2/3 of sales with 4 sales/month or better. 14 neighborhoods have seen an improvement in YTD sales rates. This submarket has 4 newly opened (2010) neighborhoods and one re-opened. All are top performers.
- Moreno Valley/Beaumont – Of the 16 neighborhoods reporting in this submarket, 6 (38%) captured 67% of sales with 4 sales/month or better. There are two newly opened neighborhoods, and one is the top submarket performer. The other only has one sale to-date and has clearly missed the market.
- Temecula/Murrieta – Of the 24 neighborhoods reporting in this submarket, 5 (21%) captured 50% of sales for 3.67 sales/month or better. 10 neighborhoods have seen an improvement in YTD sales rates. The one newly opened community is the top performer.
- Riverside/Corona – Of the 28 neighborhoods reporting in this submarket, 7 (25%) captured 55% of sales for 4 sales/month or better. 12 neighborhoods have seen an improvement in YTD sales rates. There are no newly opened neighborhoods in 2010.
