Objective

GT Homes USA was evaluating the opportunity to purchase a large tract of land in the Wellness Way Area Plan in southeast Lake County and hired JBREC for a Project Opportunity Analysis. The objective of the analysis was to effectively segment the master-planned community (MPC) by determining the appropriate product and lot sizes, unit mix, HOA/CDD fees, pricing, and absorption for 1,500 homes. JBREC also provided an overall “vision” for the client’s homes and broader community, including recommendations for the community’s theme, lifestyle, and amenities offered.

Approach and Solution

  • We analyzed relevant economic, demographic, and housing-market trends across Central Florida and in the local market to recommend appropriate product type(s) and effectively segment the community

 

  • We surveyed actively selling new home comparables and analyzed relevant resale transactions to inform our pricing recommendations

 

  • We analyzed the region’s historical market capture to determine an appropriate market capture rate and achievable absorption

 

  • We utilized our New Home Trends Institute (NHTI) Consumer Insights survey, combined with local anecdotes from sales agents across the competitive set, to recommend an overarching lifestyle theme with desirable community amenities to successfully attract target buyers

We helped the Client understand the value potential of the community and offered ideas in new design of homes and amenities. Our report’s comprehensive content and clarity facilitated the Client’s next steps with the property.
