Objective

Preston Hollow Community Capital requested a proposal from JBREC for a comprehensive market study to be used in a bond-offering memorandum. The intent of the market study was to determine appropriate pricing and absorption targets for multiple neighborhoods within the Farms of New Kent master-planned community (MPC) and estimate future revenues generated from residential lot sales. 

Approach and Solution

  • We analyzed relevant demographic, economic,  and housing-market trends across the region and in the local market as part of our overall market assessment.

 

  • We identified and surveyed actively selling new home competitors and analyzed relevant new and resale transactions to inform our pricing and absorption recommendations.

 

  • We gauged market demand and analyzed present/future competition as well as achievable absorption in order to project a lot takedown schedule for the community.

 

  • We calculated quarterly lot takedown revenue based on builder contracts and our projected absorption schedule.

Impact

Preston Hollow Community Capital announced the successful issuance of bonds totaling $90 million intended to fuel and accelerate residential and commercial development within the Farms of New Kent master-planned community. When complete, the Development is expected to contain 2,525 diverse residential units, including approximately 1,550 age-restricted units, and commercial and retail space.
