Objective

Gonyea Homes, an experienced for-sale home builder that is considering entering the Build-to-Rent space, hired our team to provide market research and recommendations for multiple scenarios of a 15-acre rental community in Minneapolis, MN.

Approach and Solution

  • We worked with Gonyea to understand their needs, potential positive and negative attributes of the site, and the two Build-to-Rent product scenarios proposed by Gonyea.

 

  • We provided rental rate and target lease-up recommendations and market analysis.

 

  • We visited the subject site to knowledgeably assess the proposed products’ competitive advantages and viability in this location.

 

  • We toured and surveyed comparable projects.

 

  • We compared each of the proposed products to traditional rental communities as well as stand-alone single-family rental units. In addition, we analyzed demographic information, supply/demand, and economic and housing market trends across the region and submarket areas to help guide our recommendations for housing types, target renters, rental strategy, and projections.

Impact

Gonyea used our analyses and recommendations to assess the viability of each Build-to-Rent scenario and decide which scenario best fits their strategy.
